The Dolderman Houses

The Dolderman Houses are a residential project (plan) born from a dialogue between history, place, and the city of Dordrecht. Nestled between the intimate inner-city harbor and the wide expanse of the Oude Maas, the project responds to its surroundings while subtly recalling the area’s former functions. From every window, panoramic views unfold, connecting residents to the city’s maritime past and its present-day rhythm.

Our design is rooted in respect for the historic heart of Dordrecht. Once a thriving harbor city, Dordrecht flourished in the early 19th century as a center of shipbuilding and a key hub for the Dutch timber trade. Timber arrived here at the Binnenkalkhaven, the very site that today hosts the Dolderman Houses. By referencing this legacy, the project weaves history into contemporary life.

In place of the former Dolderman depot, four monolithic blocks now define the streetscape. Each varies in height and tone, clad in ceramic elements that cover both façades and roofs. Differing firing temperatures give the ceramics nuanced textures and rich color variations, lending individuality to each block while preserving a unified architectural language.

Constructed in timber, the modern Houses pay tribute to Dordrecht’s timber trade while embracing sustainable building practices. Four generous entrances alternate along the Binnenkalkhaven and Buitenkalkhaven sides, inviting residents and visitors alike to explore the blocks. An internal route threads between both streets, enhancing the permeability and vibrancy of the neighborhood. Inside, residents discover bright, open floor plans with windows on both sides, framing views of the historic city center and the sweeping waters of the Maas. In every corner, the architecture reaffirms its connection to context, anchoring itself in Dordrecht’s heritage while offering a contemporary, lived experience that reconnects people to the city’s character.
