Completion of BVL148 in Buitenveldert: High-Quality Office Transformation

The closed 1960s office building is now an open, sustainable workspace, ready for the future.

The transformation of the BVL148 office building at Buitenveldertselaan 148 in Amsterdam has been successfully completed this October. Commissioned by Kroonenberg Groep, we converted the once-closed 1960s office building into an open and sustainable workspace ready for the future. 

“The building we transformed was a heavy and cumbersome concrete structure that reflected its time. While its gravel concrete facade and horizontal composition are clearly a product of its era, it did not embody the essence of the 1934 AUP—urban design that characterizes this part of Amsterdam—which revolves around the interplay of light, air, and space. Our design aims to restore that original spirit and creates a light, refined, and comfortable office that meets the current demands of a high-end workspace.”

The façade is marked by rectangular glass bay windows with black aluminium frames and an industrial grid pattern, giving the building a modern look. These bay windows seem to float above the light beige natural stone façade, creating a dynamic interplay of lines and surfaces. The light natural stone emphasizes the airy and open character, while the anthracite ceramic tiles provide a strong visual connection to the surrounding buildings. Large glass panels on the ground floor and a revamped entrance offer a modern and inviting entry. The building has been expanded with a top level and rooftop terrace, further enhancing its open appearance. The varying depths and layers ensure that the building constantly changes with the light and weather conditions.

Significant attention has been paid to the integration of installations such as air ducts and lighting, achieving a high-end look within the relatively limited floor height of the structure. With a focus on energy efficiency and the use of sustainable materials, BVL148 is not only future-proof but also a model for environmentally friendly construction.

With a total area of over 4,700 m², the building includes four floors of loft offices, a rooftop, meeting spaces, a supermarket on the ground floor, and a fitness area in the basement. The new volume is set back from the main mass, creating space around it for a rooftop terrace. Located between Gelderlandplein and the Zuidas, with direct access to Amsterdamse Bos and Gijsbrecht van Aemstelpark, this location offers a central position between the business district and surrounding green areas.

This transformation highlights our close collaboration with Kroonenberg Groep and all other stakeholders, resulting in BVL148 exuding luxury and comfort both inside and out, while supporting the continued growth of Buitenveldert.
