At Westzijde 24–36 in Zaandam, a unique piece of Zaan-region history is being connected to a new residential environment. The site marks an important location in the city’s development along the River Zaan; it was once home to the first establishment of Albert Heijn. This history of entrepreneurship, trade, and urban growth therefore serves as a key source of inspiration for the transformation of the site.

The plan consists of three interconnected components, each fulfilling its own role within the overall ensemble. Along the street, the existing buildings will be carefully restored and returned to their valuable and distinctive historical architectural layers. By removing later additions and revealing the original qualities once again, the cultural and historical significance of the Westzijde is reinforced, while the recognizable fine-grained character of the streetscape is preserved.

Behind these historic buildings, the existing rear structures will make way for a new residential ensemble along the River Zaan. This so-called Zaan Block is a contemporary interpretation of the warehouses that have traditionally defined the character of the riverfront. The building references this industrial heritage without literally replicating it. Through a staggered building line and a stepped massing, the volume presents itself as a composed ensemble of three individual buildings. Each part features its own façade composition, rhythm, and type of outdoor space, creating a varied and recognizable identity. At the same time, the three buildings are unified through a consistent use of brickwork, with subtle variations in bonding patterns and mortar colors providing nuance and individual character.

Between the historic buildings on the Westzijde and the Zaan Block lies the rear block, which accommodates social rental housing. This small-scale residential volume forms both a spatial and architectural link between old and new. Its scale relates to that of the historic street-front buildings, while its positioning and dimensions gradually transition toward the larger volume along the river. In its materials and color palette, the rear block is closely connected to the green courtyard garden it overlooks. Timber cladding and a soft architectural expression enhance the intimate character of this space.

At the heart of the development is an elevated green courtyard garden that connects the various building components. This collective outdoor space provides residents with a peaceful place to meet and relax, while also contributing to biodiversity and climate resilience within the area. The homes in the rear block are accessed via a freestanding gallery located between the rear block and the back façades of the historic buildings. This arrangement ensures that the original building structure and rear façades along the Westzijde remain clearly legible.

An important urban design element of the project is the monumental plane tree located on the site. Preserving this landmark tree forms the starting point for the design of the public space and enables the creation of a special place along the River Zaan: a glop – a characteristic pedestrian passageway. This passage connects the Westzijde to the waterfront and creates an inviting public space where history, the city, and the river come together. The glop also serves as the entrance to the homes in the Zaan Block and strengthens the relationship between the residential ensemble and the public quay.
